What You Need To Know
What you won't see on this site
You may not see all those properties listed in Point Roberts on this site. If we feel a property is far too over priced we will not put it on our site. An over priced listing does not help anyone, it does not help the seller, buyers or the listing agent. However you will find many over priced listings in Point Roberts, that is based on recent comparable sales, the true way to determine market value. What you may see on other web sites is properties listed far above market value, listed for many months even years sometimes. Then they will slowly be reduced and reduced and reduced, until they hit the current market value. Then they will sell. If you do care about paying the right price for a property and not wasting money, please call us directly for the current market value of any property you see listed on any web site.

Get a second opinion ………..
Just like in the rest of life this also holds true in the real estate world. In fact it might be best to get three opinions, especially if you are looking to purchase during these uncertain times. In Point Roberts you will find listing prices all over the map, in many cases this is due to Seller and agent not wanting to accept changing market values. Many Sellers will put their properties on the market simple to see if they can get their over inflated price. In order to not find yourself paying more than you should for a property, it is important to do a little research on the property and similar properties that may have recently sold. Any agent in Point Roberts should be able to tell you the real value of a property in matter of minutes. Even if you are dealing with the listing agent it would be a good idea to ask another agent what they think the property should sell for. It may not be what you want to hear but at least you will be buying with the knowledge of the real value
Why didn't you call me ...........
This is a statement I have been hearing occasionally lately from Buyers when a property sells for a lot less than the asking price. Many properties sit on the market for a long time because the Sellers are reluctant to reduce their asking price. Instead they will say, "Just bring me an offer". With listing prices so high, Buyers have been reluctant to make low offers - this is the wrong strategy for a Buyer to take under the current market conditions. As a Buyer, if there is a property you are interested in but feel it is over-priced, don’t just walk away and wait, I would suggest the following; find the right agent, decide on a price you are comfortable with, and put the offer in writing. Now is not the time to be shy! Today, many sellers are motivated to have their properties sold. Call or email us here at National and we can discuss which properties we feel are motivated to sell and ready for an offer. Don't miss out on the next good deal!
At National Real Estate we are in the business of selling property - not collecting listings! Come by the office anytime. Our professional opinion and advice is always available with no obligation or pressure.
“The market is slow”..….
This is the statement being heard these days as the usually brisk Point Roberts real estate market moves into the normal winter slow down. This year however there are many other factors slowing the market which could cause this slow in sales to last much longer than just through the winter. If you have had your property on the market over the last year and it has not sold there is a good chance it will not sell if you continue with the same tactics and price. It is time to reassess and make the right move to sell your property. At National we have cash buyers ready to purchase properties but they must be priced properly, within current market values. This value is always changing, and unless you price accordingly, your property could sit on the market. There is a window of opportunity when selling a property and to take advantage of that window you must have your property priced correctly. At National Real Estate we are in the business of selling property not collecting listings. We have Buyers ready to purchase. Come by the office anytime, our professional opinion and advice is always available with no obligation or pressure.
I don't need to sell ..........
This is a statement I hear too often from Sellers. They don’t need to sell, but do they want to sell? Based on many of the current listing prices, they don’t need or want to sell. In the present real estate market there is really only one type of property that will sell … that being a property correctly priced to sell. In order to sell this year a property will have to be priced well enough for potential Buyers to say “that is a good deal”. The key to selling these days is simple, its price, those properties priced correctly will sell, however those priced as if it was still 2006 will not. Unfortunately many properties currently on the market are not priced correctly in order to sell under current market conditions, and you will see them on the market for a long time.
In today’s market most Buyers are Canadian, therefore Sellers actually interested in selling, must price low enough to account for the 25% exchange rate. Many of the properties recently sold had been listed at a high price for in some cases, over a year, but eventually actually sold for up to 40% less than original asking price. If you want to sell this year don’t be fooled by promises of a high selling price, those days are gone. Everyone likes to hear what they own is worth a large amount of money but the truth is, selling prices are not where they used to be and it is time for an adjustment in listing price in order to actually Sell your property this season. Don't be a Buyer who pays too much and don't be a Seller who has their home on the market for more than a year.

The post purchase blues ………..
oh yes, this can be bad feeling. Most of the time this happens when someone buys a property from a “For Sale by Owner”. In this case many owners will not and do not have to disclose all information on the property. With Point Roberts being such a rural area there are many variables and costs that you may not be familiar with. Some of these may adversely affect your property in a way that may not allow you to develop or modify the property in the way you had planned. A simple call to one or two of the agents in the area will answer any questions or put your mind at ease. When your not sure, ask an expert, it is easy and will cost you nothing. Its not making the call that will cost you …………
“Lets give it a try” …..….
These are words that are often heard from Sellers when they want to price their property too high, hoping a buyer will magically come along and purchase. In today’s market conditions this will not happen.
Buyers will compare recent sales and look for a property priced correctly, with possibly 10% extra paid on emotion. If you price your property beyond this level, there is a good chance it will sit on the market for a long time and lose its appeal to all buyers. It’s human nature to be enticed by the promise of an unrealistically high selling price. This mistake will likely cost you money and time. There are already many homes in Point Roberts that have been on the market for over a year. Properties priced correctly will sell quickly.
